Ref.4200 : 19th CENTURY CHARMING CHATEAU IN PAYS DE LA LOIRE (LOIRE-ATLANTIQUE DEPARTMENT)
This superb château dating from 1840 is set in parkland with trees over a hundred years old, in the heart of the Loire Atlantique department in the Pays de la Loire region. It is ideally located between Nantes (40 minutes), Vannes (40 minutes) and La Baule (30 minutes).
Close to a small village of 2,500 inhabitants where you'll find all the local shops, the château is within walking distance of a small railway station, giving you easy access by train to the towns of Saint Nazaire, Nantes and Savenay.
The region is renowned for the Brière Regional Nature Park, created in 1970 to protect the area's biodiversity and encourage nature-friendly tourism. Around a third of the Park's 54,800 hectares are wetlands. 7,000 hectares of marshland, known as "marais indivis", have belonged directly to the Briérons since letters patent from François II, Duke of Brittany, in 1461.
The Nantes to Brest canal is 11 kilometres from the château, winding its way through the land over 364 km, with 238 locks to overcome the uneven terrain.

The castle is characterised by its two turrets on the east gable, and superb, well-preserved stone carvings can be seen above the openings. These include the family coat of arms, a wolf's head and a boar's head.
Inside the 330 sqm castle, the current owners have carried out extensive renovation works since 2005, and have kept it in perfect condition. The rooms, most of which are through-going, are very bright. An atmosphere of serenity pervades the building.
On the ground floor : the bright entrance hall leads on the left to the dining room (35sqm), a through room with a Jerusalem stone floor (with fossils embedded in the stone), a fireplace and a painted coffered ceiling.
Opposite the entrance is the fitted kitchen, with rustic, light-coloured painted units and a door opening onto the grounds.
To the right of the entrance is the lounge (35m2), a through room with 4 windows, oak parquet flooring, a marble fireplace, wood panelling and a ceiling rose.
The first floor is accessed via an original spiral staircase.
On the 1st floor : the landing with storage space leads to a large master bedroom (35 sqm), with parquet flooring, two large windows, a shower room and a fitted dressing room.
There are also two bedrooms (17 sqm), each with access to its own bay window, and a bathroom.
A toilet on the landing completes the 1st floor.
A staircase leads to the second floor, the attic having been converted.
2nd floor : A large landing leads to three bedrooms, a bathroom, a toilet and a large billiards room with the tower's roofing framework visible on the ceiling.
The basement comprises a linen room, a laundry room, a kitchen, a wood storage area and a converted wine cellar.

The outbuildings include :
A courtyard (paved floor)
A summer kitchen

From a small road, you can see the gate opening onto the park.
The 1.31 hectare park is planted with around 180 trees, most of which are over a hundred years old: maples, oaks, ashes, chestnuts and fruit trees (apples, pears, walnuts, cherries, figs, apricots, etc.).
The park overlooks a vast natural area to the south.
A well is used for watering.
A water-lily pond surrounded by trees adds a romantic touch to the park.
