Ref.4648 : French manor to be restored for sale in Pays de la Loire
Situated in Mayenne, in the historic province of Maine, this former presbytery stands on the outskirts of a small village. Evron, a resource town with 6,000 inhabitants, is 10 km away; Laval, which has all shops and services as well as a TGV train station, is 20 km away. Paris is easily accessible by motorway, 260 km away.
Situated at the gateway to Brittany, in the Pays-de-la-Loire region and in the historic province of Maine, Laval has been awarded the ‘Ville d'art et d'histoire’ (City of Art and History) label, and boasts a rich medieval architectural heritage, dominated by its majestic castle and 13th-century hourd overlooking the river Mayenne.
The town centre is dynamic, with a wide range of facilities (universities, hospital, gourmet markets) and a strong economic base, particularly in the virtual reality, distribution and dairy sectors.
The town also benefits from excellent transport links, with its TGV station linking Paris in 1 hour 10 minutes, and its proximity to the A81 motorway linking Paris. Surrounded by greenery, Laval is ideal for a country lifestyle, with walks along the river, close to locks and guinguettes, and the pleasures of the surrounding countryside. It's the perfect place to live for families and for working people looking for authenticity and comfort.
The birthplace of Alfred Jarry, the famous author of Ubu Roi (which gave rise to the expression ‘ubuèsque’), and Ambroise Paré, the ‘Father of modern surgery’, Laval is also inseparable from Douanier Rousseau, the master of naive painting whose works are recognised the world over. These emblematic figures embody the duality of the artistic and innovative soul of Laval, a city that elegantly combines heritage, culture and quality of life.
This is a former presbytery built in the 17th century on a former stronghold that was surrounded by a moat in the 15th century. It was extended in 1742 with a pavilion tower projecting from the façade. The entire building was restored in 1864.
The building is made of rendered sandstone rubble and granite stone bonding, covered with slate.
The presbytery has around 230 sqm of living space. Facing North/West - South/East, it comprises :
Ground floor: entrance hall (15 sqm) with stairwell and toilet, lounge (35 sqm, ceiling height : 2.81 m), dining room (24 sqm), room in the tower (19 sqm), kitchen (15sqm, ceiling height : 1.93 m), storeroom (14 sqm), garage (31 sqm not included in the living area).
First floor: 4 bedrooms (32, 30, 19 and 19 sqm), 1 shower room (4.5 sqm), laundry room.
Above: attic space where it is possible to stand.
Architecture and decoration: this presbytery is served by a magnificent suspended stairway with balusters. The 17th-century roofing framework is perfectly preserved. The roof is topped by a bell tower and a weather vane depicting an angel blowing a trumpet.
The grounds include a garden and orchard to the north, a meadow to the east and a courtyard to the south.
The ornamental garden is surrounded by ornamental trees: cedar, ginkgo biloba, lime, hornbeam, weeping willow, walnut, etc. as well as fruit trees: apple, plum, quince, grapevine, etc. Boxwood patches, a pond and trimmed hedges create the effect of a formal garden. There is a well in the centre of the garden.
A small river runs alongside the property to the south.
The property spans 8,934 sqm.
