Ref.4374: Property for sale in the Limousin French department.

Situated in the north of the Haute-Vienne, a region traditionally known as the Basse-Marche, this hunting lodge is built in a secluded, unspoilt natural setting.

Here, everything is nature. The landscapes offer the visitor a continuity of pastures and hedgerows, rarely interrupted by a village and, from far and wide, by a castle reminding us that the Marche was historically a frontier region. The village itself has two of them.

Near to the small town of Le Dorat boasts an impressive 12th-century Romanesque collegiate church. A singular monument that is not the only jewel in the crown of these remote places, for those who know how to look.

Far from the big metropolises, this property is a retreat, a haven where families and friends can come together for some real time. The current owner's success in organising artistic master classes no doubt owes a great deal to the appeal of this place, whose intimacy encourages exchange, concentration and conviviality.

With 12 bedrooms in the dwelling, including one adapted for people with reduced mobility, and 2 in the gîte, beautiful reception areas, a vast kitchen area and large rooms for workshops for around 30 people, this property is particularly well suited to a hybrid use, between hospitality and training. This capacity can be further developed in the two large attics that can be converted.

A stone path leads across the fields to the monumental porch entrance, a building that is probably unique in the region. It is flanked by two adjoining buildings. One houses a period stable with two boxes and six stalls. The other is a carriage garage, now converted into a training room. On the first floor of each of these two buildings, the high attics provide additional space that can be converted.

Beyond the entrance, the interior garden is a quadrilateral enclosed to the south and east by clumps of remarkable trees (maritime pines, yews), to the north by the dwelling itself and its outbuilding and to the west by the porch mentioned above.
The H-shaped dwelling comprises a two-storey, quadrangular main building topped by a slate-covered gable roof. Two projecting towers, also quadrangular, flank it to the east and west. Built on three levels, their slate-covered gable roofs tower over the main building. The total surface area of this building is 600 sqm
      Ground Floor
The main south-facing facade opens into a central vestibule leading to the kitchen on the left, the lounges on the right and a gallery opposite. To the right is a small lounge with a fireplace, followed by a large double lounge, also with a fireplace, a French window of which opens on to the garden.
To the left is a large, well-equipped kitchen for serving guests. Via a storeroom adjoining the kitchen or the through corridor, access to a large bedroom with en-suite shower room, also to standard. From the bedroom, a metal ramp provides direct access to the garden. On this level, there is a separate toilet and, below this level, a dirt cellar that is currently unused.
      First floor:
Gallery leading to two large bedrooms, separated by a shared dressing room. At either end of the gallery, a small staircase leads to a large and a small bedroom, located in the towers. The small bedroom to the west has a shower room. To the east is the bathroom and separate toilet, shared by the whole floor.

In total, there are six bedrooms on this level. Five of them have fireplaces with different marble mantels.
      Second floor:
Gallery with oculus windows leading to two large rooms used as linen and storage rooms, separated by a small library room. These three rooms, under high attic ceilings, receive light through skylights.
At either end of the gallery, a small staircase again leads to a large and small bedroom and a shower room. Located in the towers, these rooms have very well restored joist ceilings and are lit by windows.
      These rooms have marble fireplaces.

In line with the dwelling is a building constructed in the same style as the porch and its adjoining buildings, characterised by the use of brickwork in the quoins and window frames.
This building, used as a gite, contains a ground floor living room with kitchen area and an upstairs very large room that could be used as a lounge or additional bedroom, two bedrooms and a shower room.
The ground floor of the same building also houses a woodworking workshop equipped with professional machinery.
Not subject to ECD: Building exempt under the heading of residential buildings or parts of buildings that are intended to be used for less than 4 months a year.
Finally, aligned with this building is a small building comprising two small roofs framing a smaller two-storey building, open on the ground floor and illuminated by three ogival windows on the first floor. It is currently used as a woodshed.
The porch entrance and its adjoining buildings, described in the "Description" section, complete the picture of the outbuildings.

The grounds, with a total surface area of 7,994 sqm, are divided into two main areas.
An English-style garden, planted with trees, running all the way around the dwelling. This area is bordered at its south-east end by a pond formed from the former horse trough, accessible via a small shaded driveway. Overlooking this pond is an aedicula that was once the hunting lodge's kennel.
A small garden to the north of the gite, for the exclusive use of its occupants.

Furniture and equipment for hotels, woodworking and plastic arts training are also available for sale (value to be negotiated).
